Combination of showroom, offices and warehouse totaling more than 450,000 sq. ft.

Value Added:
Tru-FrameŽ was utilized to eliminate diagonal bracing or shear walls in the warehouse area to provide more flexibility for storage racks and forklift access. We also provided a design for a two-story floor truss to eliminate a column in the "driveway" of the warehouse traffic lane. [More Information]

Two Story Curtain Wall, 110,000 sq. ft.

Value Added
We were faced with the monumental task of taking a 16-week delivery schedule and 14 week erection schedule down to only 6 weeks for steel on site and 3 weeks for erection, in order to make opening day. We not only succeeded in that effort, but also had the ability to provide some significant value engineering through the process that saved time and money. The Tru-FrameŽ configuration also provided an architectural element to mirror the Tower Bridge seen over the center field wall. [More Information]

Value Added
This was the first Tru-FrameŽ project ever built and remains one of the most successful. The system saved more than $5.00 per sq. ft. versus the original "moment frame" design, saved substantial time and was awarded the 1999 NOVA Award, considered the "Nobel Prize" of construction. 1375 Expo

Project Description
Three story precast, 56,000 sq. ft. office building.

Value Added
Building was originally designed as conventional moment frame wideflange construction. We converted only the moment frame elements on the project and reduced the weight of the frame members by 43% saving more than $250,000 in steel costs or about $4.50 / sq. ft.. This also saved significant money in the foundation costs, expedited steel to site and dramatically reduced overall erection time. Required minimal re-design costs since majority on framing remained as originally drawn. [More Information]

Globe Mills

Project Description
Two four-story senior housing units sitting on top of steel podium parking totaling approximately 120,000 sq. ft.

Value Added
The combination of these two unique systems which we call Tru-Bro™ provided significant cost savings, reduced foundation requirements, eliminated fireproofing and reduced erection time. Vertical erection allowed other trades to begin their work earlier in the schedule. [More Information]

We were asked to provide the Tru-FrameŽ system on this project in order to meet a very aggressive schedule. The developer was anxious to capture available tenants from a similar project located nearby that had already begun construction. We were able to deliver the steel package In only 13 weeks after release and had our structure in place before the adjacent project was erected providing the owner greater leasing opportunities. Opus Sierra Point

Three Story Precast, 120,000 sq. ft.

Value Added
This building site was placed over a previous dump site over San Francisco Bay mud therefore pile foundations were required. Using the Tru-FrameŽ system reduced the structure weight from 1250 tons (originally conventional moment frame) down to 850 tons, which had a dramatic effect of the pile requirements and structure costs. Warehouse, 1.75 Million sq. ft.

Value Added
We were able to provide substantial 'value engineering' on this project along with a dramatic reduction in both fabrication and erection time. Due to recent earthquake problems in that region, the City of Lacey required a Special Truss Moment Frame (STMF) system and we were able to meet their demands with our Tru-FrameŽ option. Target has now used this system on many of their Distribution Centers and some of their stores. [More Information]
